What comes up most in Ubud
- Off-plan villas. Buyers who paid a developer for a villa that is late, stalled or not as promised. The contract decides the options — delivery dates, termination, refunds, and whether a dispute goes to court or to arbitration.
- Land next to rice fields. Many Ubud villas sit on or beside farmland. Whether a plot may be built on depends on its zoning, and whether a building is lawful depends on its permits — both are checked before any deposit, not after.
- Leases and villa management. Long leases, rental management agreements and the disputes that follow when payments, repairs or handover go wrong.
Which court handles a case in Ubud
- PN Gianyar — Gianyar regency, including Ubud.
Which court is competent depends on the parties, the property and the contract — for example, a valid arbitration clause can send the dispute to arbitration instead of a court. That is checked in the first review.
How we work with clients in Ubud
- We do not have an office in Ubud. Most of the work — document review, letters, negotiation — is done remotely.
- Site visits and meetings in Ubud are by appointment; hearing dates are set by the court. Any travel cost is quoted in writing before the trip.
- An Indonesian advocate's admission is national, so our advocates can appear before PN Gianyar.
Fees

I paid a developer for an off-plan villa in Ubud and the project has stalled. What can I do?
Start with the contract: what it says about delivery dates, termination and refunds, and whether disputes go to court or to arbitration. Our guide to ending an off-plan developer contract sets out the options; a review applies them to your documents.
I want to buy land or a villa near the rice fields. What should I check first?
Which right you can hold as a buyer, the certificate and the seller, and whether the plot's zoning and the building's permits allow what you plan to do — all before any deposit. Our Bali property due diligence checklist lists the documents.
