What comes up most in Uluwatu
- Cliff-top and beachfront plots. Land close to a cliff edge or the beach raises extra questions about zoning and building permits. Whether the plot may be built on, and whether an existing building has its permits, is checked before any deposit.
- Leasehold villas. Many Bukit villas are sold as long leases. What matters is who signs, for how long, what happens at the end, and whether the lease can be extended or transferred.
- Rentals and disputes. Villa rentals, management agreements and the disputes that follow when payments, repairs or handover go wrong.
Which court handles a case in Uluwatu
- PN Denpasar — Denpasar city and Badung regency, including Uluwatu, Pecatu, Ungasan and Jimbaran.
Which court is competent depends on the parties, the property and the contract — for example, a valid arbitration clause can send the dispute to arbitration instead of a court. That is checked in the first review.
How we work with clients in Uluwatu
- We do not have an office on the Bukit. Most of the work — document review, letters, negotiation — is done remotely.
- Site visits and meetings in Uluwatu are by appointment; any travel cost is quoted in writing before the trip.
- PN Denpasar's territory covers the Bukit; whether a particular case belongs there is checked in the first review. An Indonesian advocate's admission is national, so our advocates can appear there.
Fees
The first step is a paid consultation: Rp2.5 million for 90 minutes, credited against your engagement if you retain the firm within 30 days. Further work is quoted in writing before it starts.
Frequently asked questions
Do you have an office in Uluwatu?
No. Meetings on the Bukit are by appointment, and most work is done by video call and email.
I am buying a cliff-top or beach villa on the Bukit as a foreigner. What should I check?
The same national rules as anywhere in Bali — which right a foreigner can hold, and a check of the title and the seller before any deposit — plus the zoning and building permits for that specific plot. Our Bali property due diligence checklist lists the documents.
The villa I lease in Uluwatu is being sold. What happens to my lease?
It depends on your lease and the documents behind it. A review of the lease and the land certificate tells you where you stand before you negotiate with the seller or the new owner.
